Kiawah Island Partners - Marsh Walk Development, Charleston, SC


The Client

Kiawah Island is an exclusive resort community comprised of a 10,000-acre barrier island just 21 miles south of Charleston, South Carolina. Kiawah Island Partners Director of Marketing Director Bill Houghton commissioned Village Features to create a MirageVR virtual reality tour of a new development. The project needed to be completed in 30 days for use during a golf tournament and music event featuring country music performing artist, Darius Rucker. The virtual tour was designed for current property owners attending the event. Currently, 50% of new home sales come from homeowners who own existing property on Kiawah Island. 

The Creative Process

The MirageVR process began by visiting the developer's lot to take a series of 360-degree photographs of the space. The building lot that was used as the location for the VR tour is surrounded by salt marsh, sand dunes and forests. To maintain an accurate elevation, a lift was used to replicate the main floor would be and second-floor locations.  These photographs provide the information the Villages Features team needs to create the virtual reality models.  The quality and direction of the lighting were derived from the photographs to replicate the time of day, year and intensity. This approach to lighting detail made the virtual reality tour indistinguishable from the photographs that were taken. Village features used Corona renderer software to create the tour because it is the most realistic rendering software on the market today. House models were created using CAD plans provided by the architects. These models were built using furniture and building materials specified by the independent interior design team.

Viewers experienced the virtual tour from four vantage points including, the exterior porch, the second-floor terrace, the living room in the master bedroom suite. Property owners who experienced the virtual reality tour had difficulty believing that the home was not yet built.
